Maintenance Technician / Site Manager
Reports To
Headteacher / School Business Manager
Job Purpose
The Maintenance Technician / Site Manager is responsible for ensuring that the school site, buildings, and grounds are safe, secure, clean, well-maintained, and fully operational. The post holder will oversee the day-to-day maintenance of the premises, coordinate contractors, ensure compliance with health and safety legislation, and provide a welcoming environment for pupils, staff, and visitors.
Key Responsibilities
Site Maintenance
- Carry out routine inspections of school buildings, grounds, and equipment.
- Perform general maintenance and repairs, including basic plumbing, carpentry, painting, decorating, and minor electrical work where competent.
- Identify maintenance issues and arrange repairs where specialist contractors are required.
- Maintain heating, lighting, ventilation, and water systems to ensure efficient operation.
- Ensure all school facilities are maintained to a high standard.
Health & Safety
- Ensure the school complies with all relevant health and safety legislation.
- Conduct regular health and safety inspections and risk assessments.
- Maintain accurate records of inspections, maintenance, and statutory compliance.
- Monitor fire safety systems, emergency lighting, fire alarms, extinguishers, and evacuation procedures.
- Respond promptly to emergencies, including security incidents and building-related issues.
Security
- Open and secure the school buildings each day according to agreed schedules.
- Lock and unlock premises for staff, contractors, and community users.
- Monitor site security, alarms, CCTV (where applicable), and access control systems.
- Respond to alarm activations and security concerns when required.
Grounds Maintenance
- Maintain school grounds to provide a safe and attractive environment.
- Arrange or undertake grass cutting, hedge trimming, litter removal, leaf clearance, and gritting during icy conditions.
- Ensure pathways, car parks, and play areas remain safe throughout the year.
Contractor Management
- Coordinate and supervise contractors working on site.
- Ensure contractors comply with safeguarding procedures and health and safety requirements.
- Obtain quotations where required and monitor the quality of completed work.
Facilities Management
- Manage waste disposal and recycling arrangements.
- Monitor stock levels of maintenance supplies and cleaning materials.
- Assist with room setups for assemblies, examinations, performances, and school events.
- Support lettings and out-of-hours use of school facilities where applicable.
Compliance
- Ensure statutory inspections are completed, including:
- Fire safety equipment
- Emergency lighting
- Legionella control
- Asbestos management
- Electrical testing
- Gas safety
- Lifting equipment (where applicable)
- Maintain accurate maintenance logs and compliance records.
Budget Management
- Assist with planning and monitoring the premises maintenance budget.
- Source cost-effective repairs, materials, and services.
- Recommend improvements to buildings and facilities.
Safeguarding
- Promote and safeguard the welfare of children and young people.
- Follow all school safeguarding policies and procedures.
- Report any safeguarding concerns immediately in line with school policy.
General Duties
- Act as a key holder and attend the school outside normal working hours when required.
- Provide excellent customer service to staff, pupils, parents, visitors, and contractors.
- Attend training as required.
- Undertake any other duties appropriate to the role as requested by the Headteacher or School Business Manager.
Person Specification
Essential Qualifications
- Good standard of general education (GCSEs or equivalent).
- Relevant maintenance, building services, or facilities management qualification, or equivalent experience.
- Health and Safety qualification (or willingness to obtain).
